# Keep the character. Renew the surface.

## When refinishing belongs on the shortlist
A worn surface does not automatically mean a floor needs replacement. Full sanding may suit deeper surface wear or a change of color; a maintenance coat may suit a dull finish. Remaining wood thickness and floor condition must be assessed first.

## Maintenance coat or full sanding
A maintenance coat renews a compatible finish system without sanding the floor back to bare wood. Full refinishing removes more of the existing surface and is considered when deeper wear, contamination, or a color change requires a more complete reset. The current finish, condition, desired result, and usable wood determine the path.

## Agree on the result
Ask for a sample of the proposed color and sheen on the actual floor where practical. Review it in different light. Include edges, adjoining rooms, thresholds, furniture moving, and access arrangements in the written scope.

## What affects scope
Room layout, existing coatings, repairs, stain selection, stairs, and furniture handling all affect the work. Return-to-use instructions for walking, furniture, rugs, cleaning, and full cure may be different milestones.

## What to expect during the project
Confirm room access, furniture handling, dust-control approach, ventilation, sample approval, and the sequence for adjoining rooms. Ask what can extend the schedule and how non-work surfaces will be protected.

## Questions for the estimator
- What tells you this floor can support the proposed process?
- Are repairs, gaps, stains, edges, closets, stairs, thresholds, and adjoining rooms included?
- How will stain and sheen be approved?
- Which imperfections or color differences may remain?
- What care and return-to-use instructions apply to the exact finish system?

## Limitations
A new finish does not resolve an active moisture problem or failing subfloor. Deep discoloration may remain, and some floors do not have enough usable wood for another sanding.
